Will Climbing a Hill Really Get You Better Phone Reception?
That said, elevation can help. "It's hard to say that this is a hard and fast rule of thumb," says Brian Josef, assistant vice president of regulatory affairs at the CTIA?The Wireless Association, but climbing to get reception is "common sense." A higher elevation could put you in line of sight with a cell tower, which may help you get that one crucial bar of coverage.
This common sense applies only if coverage is a possibility; a truly remote location is not likely to have any service at all. Ken Phillips, chief of emergency services at Grand Canyon National Park, warns that the blind pursuit of cellphone connectivity could be counterproductive. "In the vast majority of the canyon, there's no cell coverage," he says. By climbing to the top of a rock formation or butte, especially during severe weather, "you're just exposing yourself to risk." If you're genuinely lost, focus on your situation, not your tech: Gather water, build shelter, and stay put.

Relationships Lost ? Poly in Love
Sometimes, no matter how much you wish a relationship could work, it just doesn?t? no matter how much you like someone. Sometimes two people just want different things.
This is basically the realization my partner and I came to last night.?It was our second attempt at trying to make?this relationship?work and it just doesn?t. I value our friendship, but we want very different things out of a relationship and that?s ok, at least we were able to recognize it and talk about it honestly. My hope is that we can still remain friends, but I had to take away the romantic/sexual elements. I couldn?t see us being able to stay?friends if things continued on as usual between us.
My relationship with this partner wasn?t a ?failure? as far as I?m concerned. For the most part I think we were pretty happy together but it?s really never been anything other than a casual friendship with benefits for either of us. The bottom line is that I would have liked there to have been more but?the romantic connection wasn?t?there.
I know there are going to be people thinking ?does it have to be there?? Well, yes, on some level. At least for me. I?ve never really been good at casual relationships. Whatever relationships are, they are never ?casual.? I develop very deep bonds with my partners and it hurts when they don?t feel the same but you?can?t force a connection. I would rather have the friendship in tact and lose the romantic aspects than continue the romantic part of the?relationship, continue to feel let down, and then wind up losing the friendship in the end.

Pope to celebrate mass in Mexico
Pope Benedict XVI was to celebrate open-air mass on Sunday as he calls for non-violence and respect for human life during his landmark visit to Mexico overshadowed by complaints from victims of sexual abuse.
The mass, beneath a towering statue of Christ the King in the regional Bicentennial Park, is expected to be the highlight of the pontiff's stay on Mexican soil.
Mexican authorities have promised maximum security, with some 5,400 security forces deployed, while the archbishop of Leon even called on local drug gangs to call a truce.
On Saturday, crowds waved yellow and white Vatican flags as the Popemobile arrived in the steep streets of the colonial city of Guanajuato from neighboring Leon, in predominantly Catholic, central Mexico, where the pope is staying for three nights.
The 84-year-old pontiff, on his first visit to Spanish-speaking Latin America, celebrated a private mass Saturday before meeting with President Felipe Calderon late in the afternoon.
The presidency said they had discussed a broad range of international issues, including the combat against organized crime and climate change.
Shortly before the meeting, victims of sexual abuse accused the Vatican of protecting a notorious Mexican priest for decades, and expressed frustration that Pope Benedict XVI would not meet them in Mexico, at a news conference.
A group including alleged victims of abuse by Marcial Maciel, the late founder of the influential Legion of Christ religious order, presented a book that they say proves that Vatican officials ignored crimes committed by Maciel.
The pope has met with abuse victims in many foreign countries but has no plans to do so in Mexico.
Benedict referred to the mistreatment of children, without specifically mentioning Catholic pedophilia scandals of recent decades, in a speech to dozens of children from the balcony of Guanajuato's ornate Casa Del Conde Rul, where he earlier met with Calderon.
"I wish to lift up my voice, inviting everyone to protect and to care for children, so that nothing may extinguish their smile, but that they may live in peace and look to the future with confidence," the pope said.
In a country where violence is an open wound for many families -- with some 50,000 deaths blamed on drug violence in five years -- the pope also warned young people against revenge.
"The disciple of Jesus does not respond to evil with evil," he said.
In only his second trip to the world's most Catholic continent, the pope is in Mexico before traveling to communist Cuba on Monday.
Thousands of people waited outside his lodging in Leon Saturday in a bid to get a glimpse of the pontiff, who is following in the footsteps of John Paul II who came here five times.
"We could hardly sleep because of the emotion and now we can see the pope," said Xochitl Alvarez, an indigenous woman who travelled hundreds of miles (kilometers) from southern Mexico.
Benedict comes to a Mexican church facing challenges including legalized abortion and gay marriage in the Mexican capital and a drop in Catholic numbers in the world's second-largest Catholic nation -- with 84 percent of the population baptized.
Although he has not addressed particular challenges to the church, Benedict has called for respect for human dignity.
"This dignity is expressed especially in the fundamental right to freedom of religion, in its full meaning and integrity," he said.
The visit comes amid debate over new legislation, which Calderon's government is backing, to end restrictions on religious ceremonies in public places and a ban on religious involvement in politics.
In Cuba, Benedict XVI will seek to follow in the footsteps of John Paul II, who was credited with strengthening the church's relationship to the state and urging the communist island to open up, though it remains highly isolated.
Benedict said that Marxism "no longer corresponds to reality" and called for "new models" amid so far timid changes in the communist regime, on the journey to Mexico.
Cuban dissidents have meanwhile held a series of protests aimed at pressuring the pope into tackling the government on human rights.
Benedict hopes to encourage religious fervor after more than 40 years of official atheism ended in the early 1990s.

WASHINGTON (AP) ? Rick Santorum looked for a win in Louisiana's primary Saturday to boost his Republican presidential campaign while front-runner Mitt Romney braced for an expected loss.
No matter who wins the state, the overall trajectory of the fight for the party's nomination was unlikely to change. Santorum still dramatically lags in the hunt for delegates to the GOP's summertime nominating convention, and Romney remains the prohibitive favorite to become the nominee.
Even so, Santorum made clear he would press on beyond Louisiana and spent Saturday campaigning in next-up Wisconsin, which votes April 3 and represents one of his last chances to beat Romney in a Midwestern state.
"Stand for your principles. Don't compromise. Don't sell America short," Santorum implored Wisconsin voters in Milwaukee, telling them that he expected their state to be "the turning point in this race."
In an unmistakable jab at Romney, Santorum added: "Don't make the mistake that Republicans made in 1976. Don't nominate the moderate. When you do, we lose." It was a reference to Ronald Reagan losing the 1976 Republican nomination to incumbent President Gerald Ford, and Democrat Jimmy Carter winning the White House.
Exit polls conducted for The Associated Press and the television networks showed that the bad economy was the top issue for Louisiana voters, and most were gloomy about prospects for a recovery, saying they felt the economy was getting worse instead of better. While some national surveys suggest Americans are feeling optimistic about economic improvement, just one in eight Republican primary voters said they thought a recovery was underway.
Beating President Barack Obama in the fall was the most important consideration for about four of every ten Louisiana voters.
The former Pennsylvania senator badly needed a rebound after a decisive Illinois loss to Romney earlier in the week that moved party stalwarts to rally around the former Massachusetts governor. Many urged Santorum and fellow candidate former House Speaker Newt Gingrich to drop out of the race.
Both refused, and campaigned aggressively in Louisiana in hopes that a victory there would justify them continuing their bids despite Republican worries that the drawn-out nomination fight could hurt the party's chances this fall against President Barack Obama. The Democratic incumbent faces no serious primary challenge and his re-election campaign already is well under way.
Romney barely campaigned in Louisiana, though his allies spent on TV ads there. Instead, Romney was looking past the results and toward the general election.
"I want the vote of the people of Louisiana so we can consolidate our lead," Romney said Friday while campaigning in Shreveport. He told supporters his campaign wants to focus on "raising the money and building the team to defeat someone that needs to be out of office in 2012, and that's Barack Obama."
Romney is far ahead in the delegate count and on pace to reach the necessary 1,144 delegates before the party's convention in August.
After the Illinois primary March 20, Romney had 563 delegates, according to an Associated Press tally. Santorum had 263, while Gingrich trailed with 135. Texas Rep. Ron Paul had 50.
Santorum looked to add another Southern state to his win column after beating Romney in Alabama and Mississippi, raising questions about Romney's ability to connect with the party's conservative base, particularly in its Southern heart.
In the run up to Saturday, Santorum found himself on the defensive after suggesting he'd prefer a second term for Obama over a Romney presidency. Santorum was all but forced to walk back those comments, saying less than 24 hours before Louisiana polls opened that "over my dead body would I vote for Barack Obama."
Romney also faced trouble this week when a top aide compared the switch from a primary to a general election campaign to an Etch A Sketch toy, suggesting earlier campaign positions could be easily wiped away. Most Louisiana voters said they weren't concerned with the comment, with only about one in five in exit polls calling this week's Etch A Sketch controversy an important factor in their vote.
Louisiana's complicated delegate rules meant that Santorum could walk away with a handful of delegates even if he won the state. That's because even though there were 20 delegates at stake Saturday, they are awarded proportionally to the candidates who receive more than 25 percent of the vote.
Most states divide all the available delegates among the candidates who meet the minimum threshold. Louisiana's system is strictly proportional, with any leftover delegates designated as uncommitted, meaning they will be fought for at the state convention.
None of the candidates remained in the state on Saturday, with Santorum and Gingrich moving on to Pennsylvania. Santorum also campaigned in Wisconsin. Romney and Texas Rep. Ron Paul had no public events Saturday.
Like Santorum, Gingrich showed no inclination to leave the race ahead of the August convention. "There's no incentive to get out as long as there's an opportunity to be there if it gets unlocked," Gingrich told reporters after delivering a Saturday speech to the Pennsylvania Leadership Conference, the state's largest annual gathering of conservatives.
The next key fight comes Tuesday in Wisconsin. Romney's campaign is airing TV ads in the state, and his super PAC allies have plowed more than $2 million into TV advertising there.
Also voting April 3 are Maryland and the District of Columbia. There are 95 delegates combined at stake in the three contests.
Santorum is not on the ballot in Washington, D.C., but is ahead in opinion polls in Maryland.

Runaway planets ejected from galaxy at insane speeds
New evidence suggests that planets are being tossed out of the Milky Way at speeds comparable to the speed of light.
Planets in tight orbits around stars that get ejected from our galaxy may actually themselves be tossed out of the Milky Way at blisteringly fast speeds of up to 30 million miles per hour, or a fraction of the speed of light, a new study finds.
Skip to next paragraph"These warp-speed planets would be some of the fastest objects in the galaxy, aside from photons and?particles like cosmic rays," said Avi Loeb, an astrophysicist at the Harvard-Smithsonian Center for Astrophysics in Cambridge, Mass. "In terms of large, solid objects, they would be the fastest. It would take them 10 seconds or so to cross the diameter of the Earth."
In 2005, astronomers found evidence of a runaway star that was flying out of the?Milky Way galaxy?at a speed of 1.5 million mph (2.4 million kph). This hypervelocity star was part of a double-star system that wandered too close to the supermassive black hole at the center of the galaxy.
The strong gravitational pull at the galactic center ripped the stars apart, sending one hurtling through space at high speeds, while capturing the other to stay in orbit around the massive black hole.
In the seven years since, 16 of these?hypervelocity stars?have been found, and Loeb and his colleagues began to wonder whether planets could also be sent tearing through space at such extreme velocities.
The researchers created simulations that examined what would happen if each star had at least one planet orbiting nearby. They found that up to 10 percent of planets tightly orbiting one of the stars could stay bound as the?star is flung outward. The other star that is captured by the black hole could also have its planet ripped away from it, and this planet would then be pitched into interstellar space at intensely fast speeds as well.
"We were trying to predict, if you have planets around each of the stars in the binary system, what fraction of the planets might go along with the hypervelocity star for the ride," Loeb told SPACE.com. "What we found is that some of them get expelled at high speeds, up to a few percent of the speed of light. Some of the planets get ripped apart from the host stars and get sent out at high speeds, and they also become hypervelocity planets this way."?
These planets would travel through space at unparalleled velocities, the researchers said.

Villanova University GPA and Test Score Graph
Less than half of all applications to Villanova University are accepted. Successful applicants will need grades and standardized test scores that are significantly above average. In the graph above, the blue and green dots represent accepted students. You can see that the majority of students who got in had high school GPAs of 3.5 or higher, combined SAT scores of about 1850 or higher and ACT composite scores of 27 or higher. Clearly the higher your grades and standardized test scores, the better your chances are of receiving an acceptance letter.
Note that there are a lot of red dots (rejected students) and yellow dots (waitlisted students) hidden behind the green and blue in the middle of the graph. Quite a few students who had grades and test scores that were on target for Villanova University did not get admitted. Note also that some students were accepted with test scores and grades a little bit below the norm. This is because Villanova, like most of the country's highly selective private colleges, uses The Common Application and has holistic admissions. The Villanova admissions folks take into consideration the rigor of your high school courses, your application essay, extracurricular activities, and letters of recommendation. Also, the Villanova application has a supplemental essay -- most successful applicants use it to convey their passions.

Climate Change in The Hunger Games
The Hunger Games is not the only young-adult book to describe environmental catastrophe as a pretext for authoritarian regimes or otherwise dystopic future. In Caragh O?Brien?s Birthmarked, a teenage midwife-in-training lives on the shores of Un-Lake Michigan, in a medieval-esque village just outside of, and ruled by, ?the Enclave,? a walled community so evil, it steals babies. In Delirium, by Lauren Oliver, teenagers are strictly segregated by gender until they are lobotomized, cured of the disease of love; in a world where energy is prohibitively expensive and living standards are down, the ?cure? is important in part because it help keeps birth rates artificially low. There?s very little accidental conception when lust is outlawed and the capacity to love surgically excised in one?s teens. Ship Breaker, Dark Life, Exodus, The Other Side of the Island, the Shadow Children books, The Blending Time, The Declaration?all are dystopic young-adult novels set in worlds transformed, to varying degrees, by climate change, resource scarcity, population growth, and other environmental disasters. In many cases, the climate change is mentioned only briefly, but it is always there in the background, explaining how the United States, the United Kingdom, and other free countries in which these stories are set could devolve into authoritarianism.?

'Human bird' video looks fake, experts say
A Dutch engineer has stunned the world with a new video in which he is shown taking flight by strapping on a set of wings, running and flapping his arms like a bird.
Using Nintendo Wii technology, Jarno Smeets has rigged a contraption in which the motion of his arms is synced to that of a huge pair of wings made of kite fabric. In his first successful flight on March 18, he apparently used his "Human Bird Wings" to soar a horizontal distance of 328 feet (100 meters) above a park in the Netherlands.

Billionaire gives $300 million to create 'brain observatories'
An overnight YouTube sensation, the video has racked up more than 2 million views in the past day, and it is only the latest in a series of popular videos tracking Smeets' progress over the past eight months as he has gradually gotten his Human Bird Wings project off the ground.
Smeets has been described as "a modern Leonardo da Vinci," and claims to have drawn inspiration from da Vinci's 500-year-old wing drawings to build his flying machine. Another inspiration, Smeets tells the world, is the albatross, one of nature's most proficient of flyers.
But is the whole thing fake, a clever advertisement for one of the companies featured in the clip? An expert on viral videos thinks so.
As mentioned prominently in his video descriptions, website and press releases, Smeets' wings are manipulated using Nintendo Wii remote controllers and accelerometers from an HTC Wildfire S android smartphone, and they're powered by Turnigy motors. He used a GoPro helmet camera to film his flight.
"I am about 85 percent certain this is a BVMP (branded viral movie production)," said Brent Coker, an Internet marketing expert at the University of Melbourne. Coker put out a theory last year highlighting what it takes for a viral-produced movie to actually go viral, and Human Bird Wings appears to have all the elements of success.
First, the Wii and other products being mentioned are congruent with the supposed lifestyle of Smeets and the other tech-savvy guys on his team. Moreover, the video has strong emotional appeal: At the end, Smeets tells viewers, "At one moment you see the ground moving away, and then suddenly you?re free, a really intense feeling of freedom. The true feeling of flying. A (bleep) magical moment. The best feeling I have felt in my life!"
Third, the video appeals to a wide network of people ? young DIY types as well as anyone who has ever dreamed of flying like a bird. Lastly, it combines two approaches that work well together in viral ad campaigns, according to Coker's research: In the video, viewers see something extremely surprising, and they're also likely to imagine themselves being friends with Smeets and his collaborators and sharing their ideals. These four attributes are a recipe for success, Coker said.
So, if it is an ad, who's behind it? Coker told Life's Little Mysteries that any of the companies featured could have commissioned the videos, with Nintendo being the most likely. But so far, none is coming forward.
GoPro has been linked to several other viral video advertising stunts, butGoPro spokesman Rick Loughery said his company had nothing to do with it. "We don't have any connection with the video except that we have been sharing it around the office and think it's cool," he said. Nintendo did not respond to requests for comment.
An elaborate ad campaign or otherwise, Coker thinks the footage is fake. This isn't obvious in the latest video of the successful flight, but an earlier outtake of a short hop into the air on Jan. 20 was clearly tampered with. At the 1:51 minute mark, the cameraman pans away from Smeets wearing his Human Bird Wings just as he begins to flap his arms. When the camera pans back, Smeets and his contraption have been replaced with a CGI (computer generated imagery) human and wings. "That method of pan away just before the CGI action is common (in faked videos)," Coker said.
The March 18 video was made with more care, but it, too, strikes CGI experts as an elaborate fake.
Ryan Martin, technical director at Industrial Light & Magic, and his colleagues told the techblog Gizmodo that the video's poor focus covers up most evidence of CGI, but that the cloth material of Smeets' wings looks unnaturally stiff, and is computer generated.
Furthermore, the experts point out that the animation cycle of Smeets flying through the air seems to be modeled on a clip of a flying monkey in the Wizard of Oz.
However, Martin and his colleagues also view the pan-away in the Jan. 20 video, and the differences between Smeets' and the wings' appearance before and after the pan, as the smoking gun that the whole Human Bird Wings project is a fraud. In particular, after the pan, a black square appears on the right wing that was clearly not there before.
In short, unfortunately, it seems that humanity has yet to achieve the flight of the albatross.
Smeets did not reply to requests for comment.

These problems may be able to be solved with a merchant cash advance. 41 percent said they joined a family business, 36 percent wanted more control over the future, 27 percent were tired of working for someone else, and 5 percent experienced downsizing or were laid off. So little that it has turned into a major talking point for pundits, voters, and politicians on the campaign trail with many asking the government to step in and somehow get money flowing to small burger joints . Before you can know if you are cut out to be an entrepreneur, however, you have to understand just what an entrepreneur is. In this context, it makes sense that the scientific or technical subject matter core of the bus company model must be protected by seeking patent protection. During a recent lunch break I found myself eating at a small mexican restaurant down the street from my office.

Approval of the funds can take as little as 24 36, with the cash in hand inside a week or a bit extra in some examples. And according to the U. The primary reason is the substantial losses most business cash advance providers have taken by underwriting bad or risky lines of credit. Poor credit score history is not critical, as most new tire stores haven t had the time to ascertain themselves.
For a hotel owner who is trying to hold together a faulty piece of equipment, or simply stay afloat in arduous instances, speed is of much importance. Conventional finance institutions are very averse to advance cash to corporation owners right now, and they are even more disinclined in relation to the restaurant industry. bad credit business loans are nearly impossible to get. I thought about remodeling, marketing, expanding the staff and menu. I thought about the toy store owner taking a merchant cash advance (no surprise there) before I remembered he doesn t accept credit cards. Fortunately, new owners of retail retail businesses have a special option for souvenir store financing; the merchant cash advance.
Restaurant advance factoring arrangements are based upon funding company card gross sales verified by 4-six months credit card processing statements and fundamental paperwork like a retailer lease, driver license and simple firm formation financial documents. In a Dun and Bradstreet small pool hall survey, released in May 2000, small store that sells clothes owners were asked why they decided to go into wedding planning business for themselves and were given the option to name more than one reason. This may be attributed to a certain extent to the incorrect notion that restaurants are more likely to fail than other small enterprise varieties, and partly a response to the not easy financial circumstances. They don t accept credit cards either. Then I thought about the money that it would take to do these things. Rather, prior to launching her new jewelry store venture, an entrepreneur must develop and execute on a pool hall strategy focused on determining whether she needs to pursue IP protection in order to meet her goals. Put simply, an entrepreneur needs more than a yes or no decision centering on whether she should obtain one or more patents to protect her idea.
merchant cash advances
. motels can get lines of credit for women. Eventually it turned into someone who owned a business. Whether or not your restaurant needs $5,000 or $250,000 per store, it s reassuring to know that as long as you have got plenty credit card sales and might prove it with credit card processing statements you will get the capital you require.
Not knowing how deep the hole was, they had to virtually stop funding to reassess the whole underwriting process. A mexican restaurant owner who has owned his/her mini-golf course for at least four months can receive a merchant cash advance by completing a short application and providing the last four months of his/her pizza parlor s credit card statements.

Cellmate: Clooney gave Pitt's name during arrest

Actor George Clooney is arrested during a demonstration outside the Embassy of Sudan in Washington on March 16.
By Access Hollywood
When George Clooney was arrested on Friday during a protest at the Sudanese Embassy in Washington, D.C., the actor allegedly tried to pin his crime on pal Brad Pitt.
Clooney?s cellmate and fellow protester, Fred Kramer -- executive director of Jewish World Watch -- stopped by Access Hollywood Live on Monday giving Billy Bush and Kit Hoover an account of being behind bars with the star following the protest of Sudan?s blockage of food and other humanitarian aid from entering the country.

"I was in the paddy wagon with George, and I think three congressmen and Martin Luther King III. It was dignified, an incredible array of activists and champions for the issue,? Kramer recounted.
According to Kramer, his famous cell mate kept his sense of humor during the incident.

Creating Success In Your Home Based Business: Part One ...
Home Based Business: Commit To Your WHY
Since I knew I could never control the decisions of an employer, I went the path of a home based business ownership. Giving up or giving in was?and still is?never an option because starting a new business wouldn?t be any easier. And getting a ?real? job, so to speak, wouldn?t insulate my family and me from the possibility of one day visiting a layoff.
So my why remains crystal clear?and I never lose sight of it.
Ask yourself now: What?s my why? Why bother with home based business ownership? Maybe it?s because you want the financial freedom to choose medical treatments for a loved one, based on the best options, not the price tag. Maybe it?s that you want to control where and when you work to accommodate personal responsibilities. Maybe it?s because you want to generate aware?ness for a cause that?s close to you.
When you understand your why?why you?ve chosen home based business ownership over traditional employment; why you?ve chosen this business type; why you?ve chosen to go after any particular goal?you?re much less likely to throw in the towel when the going gets tough, which it most certainly will.
This isn?t a five-minute conversation you have with yourself? take some time to think it through.
Home Based Business: Take Responsibility-You?re in Control
Part of owning where you are right now is a willingness to pinpoint exactly how you wound up here, especially if you?re looking to go someplace else. Assume you?re swooping in as an outsider who has been called in to assess the home based business.
Ask yourself three questions:
-First, what worked? Examine what went right, what gener?ated the desired results and where your victories were.
-Second, what didn?t work? What didn?t pan out? What intentions were left unfulfilled? What exactly went wrong? This may take more time and soul-searching.
-Third, what could have been done differently? What could or should you have done, where you stumbled, where you wish you could get a do-over. Most times, you slipped because you didn?t listen to your gut, got lazy or you followed someone else?s advice when you knew better.
Taking responsibility is all part of gaining control over your home based business. Blaming intransigent politicians, the economy, budget cutbacks?you know the list?is pointless. Own your circumstances. Nobody is coming to rescue you or your busi?ness?it?s all up to you.
If you?re stuck or stalled, figure out why. For example, if you hate sales and you know it?s a weakness that?s hampering your revenue growth, isn?t it time to finally address it? If you own up, you can take specific steps to fix just about anything. In this case, read a book or two on selling. Take a course. Hire a sales expert. Get coaching.
When you don?t tackle those key weaknesses that are at the root of your stalled home based business, you can continue to expect more of the same.

Real Estate Investing Requires Education | Finance information
I really believe in getting an education in real estate investing, especially before launching a real estate investing career. I have been investing in real estate for 25 years, but I still spend thousands of dollars each year to learn more about real estate investing. To avoid unnecessary risks, you need to know as much as possible. If you make a wrong move in buying, managing or selling your property, you can loose everything, and your efforts will be flushed down the toilet. On the other hand, if you have what I call know-how, savvy, you can weather almost any of the financial storms that will Inevitably brew around your real estate investing venture.
Here are some of the critical essentials . to make real estate investing pay off1.You ?ve got to have a solid overview of the business
You just can not go out and start making offers ? even if you have some money. I guarantee you?ll lose your money if this is your approach.
Do not think that fixing up houses is a piece of cake. You?ve got to know what you?re doing. 2.You ?ve got to have a good contract. Picking up a crinkled ole contract document from your friendly real estate agent will not cut it. Most contracts are NOT written to give you the slight edge as a professional real estate investing. PocketA good contract means the difference in walking away from a closing with money out of your pocket or in your. I have taken thousands and thousands of dollars home from closings ? up to $ 75,000 from my best closing on just a cheap little house. But a fistful of bills at closing is not your only reward for having a good contract. You can get your contract seller to take care of some or all of your closing costs if you have a good. And you can avoid some of the usual buyer costs if you have a good contract. Have a good BUYER?S contract as a professional real estate investing.
3.You ?ve gotta have a good working model as a pattern for your fix-up project. If you have never tackled the job of remodeling or even fixing up a house, you do not have any idea what needs to be done and what should NOT be done.Let me tell you from experience, you will be tempted Necessary to spend far more than if you want the perfect house to sell. I know, because my wife is always suggesting what we need to do to our houses. Sometimes she is right, but often she wants to dress up a house with items that Thurs not bring return on investment. It?s a very thin line of distinction.
You need a model for your fix-up project to Establish a working formula. Let?s face it. You can spend a bank full of money into fixing up a cheap little house. And it?s easy to over-spend with money you will never get back. But, on the other hand, if you do not spend the money on the right things right, no one will buy your house. The margin of difference is close. 4.You have got to put on the hat of salesman when you get into this real estate investing business. Your remodeled house will not sell itself . You have to spit-shine polish to a, and make the finished appearance of your house come off as the most desirable house in the neighborhood. Do not fix up a cheap little house if you are unwilling to show it and sell it. You will lose a big chunk of your profit if you have to list it with a real estate agent. It?s OK to sell your house makeover through a real estate agent if you feel deficient as a salesman. But it is important to see your house AS a salesman in order to do your best job. The key to success in real estate investing is in knowing what you are doing when you sell.5.Real estate investing is a business.
Real estate investing is not a hobby and it?s not a game. It is, however, a slam-dunk, dead-serious, rock-solid way of making money when you learn the ropes. And it just may be the easiest estate way you have ever earned a living.
But you have to know what you?re doing. You can make money investing in real terms, but you must learn how to do it right. http://CashinHouses.com/ id=?article-resource?> Phil Speer, Ph.D., started his real estate investing career 25 years ago. Dharun Ravi found guilty of hate crimes for spying on gay Rutgers roommate
NEW BRUNSWICK, New Jersey (Reuters) - A jury convicted Dharun Ravi of hate crimes on Friday after he used a computer webcam to view his Rutgers University roommate kissing another man in a case that sparked a national outcry over gay bullying.
Ravi, 20, faces 10 years in prison on the most serious charges of bias intimidation against Tyler Clementi, 18, who jumped off the George Washington Bridge days after learning that his gay encounter was seen by webcam. Ravi, who invited others to watch the feed from the camera mounted on top of his computer, was not charged with causing Clementi's death.
Ravi, an Indian citizen who has lived most of his life in the United States, will be sentenced on May 21 and continues to be free on $25,000 bail after surrendering his passport.
After 12 hours of deliberations over three days, the jury convicted Ravi on all 15 counts. Ravi covered his mouth with his hand and his eyes widenened as the verdict was read in a courtroom in Middlesex County, New Jersey.
Juror Bruno Ferreira said it was "very difficult" to reach the guilty verdicts on the hate crime counts, which were tied to Ravi using and attempting to use a webcam twice to spy on his roommate's encounter with an older man in their dorm room.
"Thinking about it not being done once, being done twice, not just on one day," was what convinced the seven-woman, five-man panel to convict on the hate crime charges, said Ferreira, who appeared to be in his 30s.
Clementi's death on September 22, 2010, came amid a spate of gay teen suicides nationwide, triggering President Obama to condemn bullying, speeding passage of New Jersey's anti-bullying law and prompting Rutgers to offer "gender-neutral housing," which gives students more options when it comes to choosing a roommate.
The case intially sparked headlines about cyber-bullying, in part because of incorrect media reports that Ravi recorded Clementi having sex and broadcast it on the Web.
In considering the hate crime charges, the jury had to decide whether Ravi was deliberately trying to intimidate Clementi or the other man because of their sexuality, or, alternatively, if they thought that Clementi could reasonably believe he was being targeted for being gay.
Going to trial was a gamble for Ravi, who turned down the prosecutor's offer of a plea deal recommending probation, community service and the promise to help Ravi, who is not a U.S. citizen, if immigration authorities tried to deport him to India. Ravi was accused of using the webcam to watch Clementi's date with a 30-year-old man, identified only as M.B., on September 19, 2010, and for attempting to do the same when M.B. returned to the room on September 21, 2010. Ravi said he had disabled his webcam before leaving the room on September 21. In any case, Clementi unplugged Ravi's computer that evening.
Ravi told investigators he accessed his webcam from a friend's laptop on September 19 only to find out what was going on in his room. He said he wanted to be sure his belongings were safe after Clementi asked to use the room alone with M.B., whom Clementi had met online.
According to the defense, Ravi turned off the webcam seconds after he unexpectedly saw the two men kissing. He said his Twitter post two days later, that dared others to remotely access the camera to spy on Clementi and M.B. was a joke. No video or images were seen that night.
Matched randomly as freshmen roommates, Ravi from Plainsboro, New Jersey and Clementi from Ridgewood, New Jersey, seemed to have little in common: Ravi was an outwardly confident and popular student who enjoyed tinkering with computers and playing on the university's Ultimate Frisbee team; Clementi was a quieter, more insular young man with a talent for the violin.
Both seemed wary of each other at first. On Rutgers move-in day, Clementi described Ravi to a friend in an online chat as "sooo Indian/first gen americanish... his rents defs owna dunkin (donuts)."
While Ravi's comments ranged from Clementi's economic status to his shyness, it was comments about Clementi's sexuality that prosecutors tried to use to bolster the hate crime charges. Prosecutors said Ravi accessed his webcam fully intending to see the gay encounter on September 19 and was so pleased with himself when he did that he posted on Twitter.
In the days before he committed suicide, Clementi checked Ravi's Twitter page 38 times, the prosecutor said. Among the messages was Ravi's Tweet from September 19: "Roommate asked for room til midnight. Went into Molly's room and turned on my webcam. I saw him making out with a dude. Yay."
